MEP and HVAC drawings that survive coordination

Mechanical, electrical and plumbing drawn separately meet each other for the first time in the ceiling, and something loses. We draw the three against one another — ductwork, piping, conduit and structure in the same space — and back the mechanical set with the load calculations the permit requires.

HVAC drawings backed by real calculations

Equipment is selected from an ACCA Manual J load calculation and a Manual S selection, not from a rule of thumb about square footage. Duct sizing follows Manual D at a stated friction rate, and the numbers appear on the sheet so the plan reviewer does not have to ask for them.

Ductwork and piping laid out in real space

Duct runs are drawn double-line with fittings, transitions and the clearances a sheet-metal shop needs, coordinated against joists, beams, lighting and sprinkler. Where the ceiling cavity genuinely cannot hold everything, the conflict is resolved on paper and the decision is documented.

MEP coordination as a deliverable

Coordination is a drawing, not a meeting: a composite sheet showing all three trades in the same section, a clash list with resolutions, and elevations at the tight spots. It costs an order of magnitude less than the field change it prevents.

Common questions

Are HVAC blueprints required for a permit in New Jersey?
A mechanical permit is required for new systems, equipment replacement that changes capacity, and most additions. The building department asks for a mechanical plan and the load calculation that justifies the equipment size; N.J.A.C. 5:23 is the governing subchapter.
Can you produce only the ductwork drawings?
Yes. Ductwork layout and sizing is often commissioned on its own by mechanical contractors who already have the equipment selected, and it can be delivered as a standalone package.
